May we introduce Bob Stevens?
In February of 1973, Bob Stevens began his appraisal career in Grand Junction, Colorado, at Mesa Federal Savings and Loan. He worked as a residential appraiser at Mesa Federal and then at Liberty Savings in Siloam Springs, Arkansas. With that experience and all the required appraisal education from the old American Institute of Real Estate Appraisers, Bob earned the RM designation in 1978. The RM subsequently transitioned to the SRA, with the merger of the American Institute of Real Estate Appraisers and the Society of Real Estate Appraisers to form the Appraisal Institute. Bob also is a certified general appraiser in the State of Colorado.
After returning to Grand Junction in 1979, Bob joined Biber and Company and transitioned to non-residential appraisals. He was awarded the MAI designation in 1983 and opened Stevens Real Estate Services five years later.
Bob has been active at the state, regional and national level with the Appraisal Institute since 1984. He served as president of the Colorado chapter in 1988, and then as a member of the National Board of Directors in 2007 and 2008. Along the way, he has chaired several national committees and project teams.
Although Bob is qualified to appraise most types of non-residential real estate, he particularly focuses on mountain ranches, resort development properties, subdivision analysis, eminent domain, and other litigation-related assignments. Increasingly, he finds that he can serve his clients better by offering interactive consultation services than by performing appraisals. With the volatile market we have seen over the past few years, feasibility studies, market studies and highest and best use analyses have proved helpful. Bob Stevens also offers sophisticated statistical analysis and computer-assisted valuation services.
Bob also enjoys teaching. He began teaching seminars for the University of Colorado in 1980 and served on the curriculum development panel for their real estate and appraisal certificate program for more than a decade. He is an approved instructor for several Appraisal Institute seminars, as well as an AQB certified USPAP instructor. (USPAP is an acronym for the Uniform Standards of Professional Practice.) Additionally, he can tailor seminars to the specific needs of lenders, attorneys, investors and other audiences.
